Privacy Policy

Clear information about what this website collects, why it is used, and the choices available to you.

1. Scope and who is responsible

This Policy applies to AdamNemeroff.com and its public forms, property pages, home-value tools, first-party visit analytics, and AI real estate assistant. The Site is operated for Adam Nemeroff and The Nemeroff Team, affiliated with Northrop Realty, 2580 Quarry Lake Drive, Baltimore, Maryland 21209.

It does not govern third-party websites reached through external links. Those services have their own privacy practices.

2. Information the Site collects

Information you provide

  • Contact details such as name, email address, and telephone number.
  • Property addresses, selling timeline, home details, price range, neighborhood interests, and other real estate preferences.
  • Messages submitted through home-value, listing-inquiry, contact, and AI-assistant experiences.
  • AI conversation content and lead details derived from information you choose to provide, such as whether you are buying or selling and requested follow-up.

Information collected automatically

  • A first-party random session identifier, pages viewed, landing page, referring URL or domain, and UTM campaign parameters.
  • Device category and approximate location supplied by the hosting network, such as city, region, postal code, country, and latitude/longitude rounded to two decimal places.
  • Timestamps and limited technical records used for reliability, fraud prevention, and AI rate limiting. The AI rate-limit identifier is produced by hashing the network address together with the visitor identifier.

The public Site currently uses browser local storage and session storage for visit attribution, page-view deduplication, and AI conversation continuity. Administrative sign-in may use authentication storage managed by the sign-in provider.

3. How information is used

  • Respond to inquiries, arrange requested follow-up, and provide property or home-value information.
  • Maintain lead and inquiry records in the website dashboard and configured CRM.
  • Operate the AI assistant, provide relevant responses, moderate unsafe input, and preserve a conversation when you choose to continue it.
  • Understand which pages and referral sources bring visitors to the Site.
  • Protect the Site, enforce rate limits, troubleshoot problems, and comply with legal obligations.

Submitting an inquiry does not by itself create a brokerage, agency, fiduciary, or client relationship.

4. Service providers and other disclosures

Information may be disclosed as needed to operate the Site or respond to a request, including to:

  • Cloudflare and ChatGPT Sites infrastructure for hosting, network delivery, database storage, and media storage.
  • OpenAI when the AI assistant is connected. Recent conversation messages and relevant listing/business context are sent server-side to generate and moderate a response. The current API request is configured with storage disabled, but OpenAI's own service terms and retention practices still apply.
  • The configured Nemeroff Real Estate CRM for real estate follow-up. Submitted contact information, inquiry details, AI transcript or summary, and attribution fields may be synchronized to that CRM.
  • Adam Nemeroff, The Nemeroff Team, and Northrop Realty personnel or transaction service providers when reasonably needed to address your inquiry or support a requested real estate service.
  • Authorities, regulators, or professional advisers when required by law or reasonably necessary to protect rights, safety, or the Site.

The Site does not use payment-card processing and does not ask visitors to submit Social Security numbers, financial-account credentials, or government identification through its public forms.

5. Cookies, local storage, and tracking

The current public-site code uses first-party local storage and session storage—not an advertising cookie—to remember visit attribution for approximately 30 minutes, avoid duplicate page-view entries, assign an AI visitor identifier, and keep an AI conversation available in the same browser. Server records can also contain page paths, referral information, approximate location, and device category.

A code audit for this Policy found no Google Analytics, Meta Pixel, or comparable third-party advertising pixel in the public Site. External social-media and listing-source links may collect information after you follow them. Site practices can change; this Policy will be updated when material tracking practices change.

6. Do Not Sell or Share My Personal Info

Depending on applicable law, you may have the right to opt out of a sale of personal data, targeted advertising, or certain profiling. The Site does not currently use the first-party visit analytics described above to serve cross-context behavioral advertising. You may nevertheless turn off that analytics collection for this browser below. The Site also treats an enabled Global Privacy Control signal as an opt-out for optional visit analytics.

This controls AdamNemeroff.com's first-party page-visit and attribution analytics. It does not prevent information you intentionally submit through a form or the AI assistant from being processed to answer or follow up on that request.

Please identify the email address, phone number, or other details needed to locate the relevant record. Identity verification may be required before a request is completed.

7. Maryland consumer privacy rights

The Maryland Online Data Privacy Act took effect October 1, 2025. To the extent that law applies to particular processing, a Maryland resident may have rights to confirm processing; access, correct, delete, or obtain a portable copy of personal data; obtain information about categories of third parties receiving data; limit certain collection or disclosure; and opt out of sale, targeted advertising, or qualifying profiling. Exercising a right will not result in unlawful discrimination.

Submit a request using the email or phone number above. A response will be provided within the period required by applicable law. If a request is denied, the response will explain how to appeal; you may appeal by replying with “Privacy Appeal” in the subject line. Authorized agents may submit opt-out requests where permitted by law. Some records may be retained when an exception applies, including to complete a requested service, protect security, or satisfy legal obligations.

8. Retention and security

Records are retained for as long as reasonably needed for the purposes described above, including inquiry follow-up, CRM operations, Site administration, dispute handling, and legal or regulatory obligations. Retention can vary by record type.

The Site uses server-side credentials, owner-restricted administrative routes, and access controls provided by its hosting and application architecture. No Internet transmission or storage system can be guaranteed completely secure. Do not send highly sensitive financial, identity, or account information through public forms or AI chat.

9. Children

The Site is intended for adults seeking real estate information and is not directed to children under 13. Do not submit a child's personal information through the Site.

10. Changes to this Policy

This Policy may be updated as the Site, service providers, or applicable law changes. The effective date at the top identifies the current version.
